Industry Restart Guidelines: Real Estate

Victoria’s roadmap: Real estate (November 2020) Victoria’s roadmap for reopening outlines considered and gradual steps to ensure that businesses can open safely and effectively. As many Victorian businesses reopen, the priority will be the health and safety of workers and clients. The industry roadmap includes four steps to easing restrictions and reopening businesses. These steps will be subject to trigger points determined by our public health team and will be based on case numbers, testing numbers and other factors. • The trigger points mean that metropolitan Melbourne and regional Victoria may take steps (and move to associated restriction levels) at different times. • Each industry will also have a different restriction level depending on which step metropolitan Melbourne or Regional Victoria is in. Fore more info, please see the full guidelines here.

Get Your Home Ready for Post COVID action

You may be considering selling your home. Perhaps it doesn’t offer what you want or you have outgrown it. Can you guarantee you will find a home you love as much with those things you need added? You may discover upgrading your current home is a better option than selling it and buying another. What Needs to be Done? The depth of the renovations has to be considered. If you live where your home is located but you need an additional bedroom or a home office, get some experts to come offer you a free consultation. They can tell you how long it will take and the cost. They can also take care of the permits and legal aspects of the job. Sometimes, you can do the work on your own and save on the labour costs. Do you have the expertise to get the work done? Do you have the time to make the changes and to get the work completed in a timely manner? Do you need to take out a loan with either scenario? You may find you can get a home equity loan for a low interest rate to pay for what you need. During the Renovations Are you ready for the disruption that will occur during a renovation? There can be noise, dust, and people coming and going from your home to get the work done. If you are doing the job on your own, it is going to take far more time. Can you do without that area of your home while the work is being done in segments? If you are renovating your kitchen or bathroom, it may prove difficult to get along without those areas of the home for long. Selling your Home If you think there is too much your home needs to meet what you are after, it is time to move. Perhaps you bought it as a couple and now you are ready to have children and you want a large yard along with more bedrooms. Maybe you want to have a home closer to your job or with access to better schools. The current market value of your home should have plenty of weight in your decision. You don’t want to sell it for less than you owe on it. Ideally, you should be able to sell it, pay off the loan, pay the real estate agent, and have a good amount of money to use as a down payment on the new home.

Follow these Tips to make Moving Stress Free

Moving can be a chore but it can be a new opportunity too. There is no need to let stress overwhelm you like a dark cloud. These tips can help you to move without the stress commonly associated with it! Planning can help you to make it a more productive and hassle free experience. Make Time Chances are you already have a full schedule. It isn’t practical to think you can add moving to it without some changes. Carve out time for decluttering, packing, paperwork, and the actual moving. Make time for unpacking your belongings at the new home. Try to take vacation days if you have them. Even one day on either side of the weekend can turn into three great days to get things in motion for the move. Plan your agenda for what you would like to accomplish. If possible, get someone to watch the kids so you can focus on the moving. Plan easy meals or get take out so you don’t have to try to fit the daily tasks into your schedule too. The more you can do to focus just on the moving, the faster it will be done. Packing Pack well in advance in sturdy boxes. Each one should be marked so you know where it goes and what is in it. Pack by going through rooms one at a time and taking out what you do not need. As the date to move gets closer, remove more and more. When it is time to move, it should be just the large furnishings that remain in the rooms. As you pack, have some bins or boxes ready for what isn’t going with you. Anything that is broken or damaged should go in the trash. Items you no longer use but someone else can benefit from, should go into a donation pile. Don’t move anything to your new home that you don’t have a use for. Cleaning It is best to clean the old home completely after you have all of your items out of it. This can be time consuming. Consider hiring someone to do the work for you. They can start as soon as the movers have all of your items out. Make sure you inspect it before you pay them for their time. Carry Essentials with You Take along a bag or suitcase with sleepwear and a change of clothing for each household member. Make sure you also have essentials for each of them. Pack some water and snacks too so you are able to cover the basics if there are any delays with your household items being delivered or unpacked. Keep some cash accessible too just in case you need it. Be ready for the unexpected and don’t let it get the better of you. With these tips in mind, moving house can be a stress free and productive experience.

Don’t let Emotional Attachment Sabotage your Decision to Sell your Home

The good memories you have in your home will always stay with you, however you need to make sure they don’t hold you back when it is time to sell. Being emotionally attached to your home can ruin any potential sale offers. Allow logic to determine the selling price and not the value of the great memories you have made there. Professional Pricing Points This is why you should turn to a professional for pricing points. They can take the size of the home and the quality of it into consideration. They can evaluate the neighbourhood and the selling price of homes similar to yours in that area. This can help to determine an asking price that is logical for your home. Memories It is understood you have wonderful memories in your home. Your children grew up there and partook in various milestones. However, you may have a home that is far too large for you now that the children have left home or perhaps you can’t get up and down the stairs well, so a one level would be better. Maybe you are ready to move to a new area but the memories are holding you back. You don’t have to give up those memories when you sell the home. They will always be with you! Really Consider Offers Emotional attachments can cause a homeowner to decline reasonable offers. They may not be willing to let the home go for less than the asking price due to those memories. Keep in mind the potential buyer doesn’t share that same sentiment. They are looking for a home they can afford and that is why they are offering you less for it. Don’t take it personally and it doesn’t mean they don’t think your home is worth it. Higher interest rates on home loans can make them feel they have to offer less to be able to keep the payment in a reasonable area.

Don’t let these Mistakes Prevent you from Selling your Home

Selling your home is a big decision, and it can also be frustrating if it isn’t moving quickly. Yet there are mistakes you may be making that prevent people from making a reasonable offer. Eliminating these mistakes can help you to get your home sold and help you to make the most profit from the effort. Poor Advertising In order to sell your home successfully, you need to advertise it widely, yet you need to have the right elements in place before you advertise. A well-staged home that is clean and free of clutter is going to get attention. Take plenty of pictures of the inside and outside of the home. You also need to set a good asking price. Advertise locally as well as online. This helps you to reach more people who are interested in your home. Make sure you mention all of the details including the square footage, number of bedrooms, and number of bathrooms. Your agent can help you to expand your advertising efforts. There should be a way for those interested to contact you or your agent for further information or to schedule a viewing. Not Trusting your Agent Invest the time early on to find a great agent you can trust. You should feel you can rely on them to get results. They are the go between for you and potential buyers and they should have the right skills and communication methods. They should be motivated and organised. If you can’t trust them to do their job, it is going to make selling your home very difficult. Too High Priced Don’t let emotional attachment force youinto asking more for your home than it is worth. You will end up with people going to a competitor to get a similar home for a better overall price. You need to be competitive within the market for that location and that style of home. Take your time to get your home ready for the sale, as that investment will help you to sell it in less time. People don’t want to buy a home where they have to paint or make lots of changes before they can move in.
